I'm David Torres, and I bought my first investment property in 2013. Since then, my team and I have successfully completed over 500 real estate transactions and built a portfolio of Residential and Commercial assets totaling 81,000 square feet. We are focused on creating strategic partnerships with the best brokers in the market. We focus on acquiring Class B industrial and other well located commercial assets between $1MM and $5MM throughout the state of New Mexico. Our specialty is locating distressed assets and performing value-added improvements to achieve outsized, but safe, returns.

The saying, "Location, location, location," is true. We acquire assets in the best, safest areas, close to main arterials, interstates, and other urban interests.

CASHFLOW
High turnover with tenants disrupts cashflow. Industrial tenants are less prone to move so our cashflow remains strong!

UNDER REPLACEMENT COST
Sam Zell said, "My formula is very simple. It starts and ends with replacement cost because that is the ultimate game." Buying existing properties that are under replacement cost gets you and me to revenue and profitability faster.
